Facts on RWD Palm and RWD Fern

RWD Palm has announced their plans for apartments (RWD Fern) along side of the villas. A very big hype was created with the 4 page supplement to The Hindu's Saturday edition (Properties Plus is also issued on Satudays) If you are interested in this project, ask these following questions:


  • The promised timeframe for the villas was 8 months. Was there at least a single villa which was delivered in time?
  • Is there any one who got the villas within an year at least?
  • For those who have received the villa, did they have any complaints?
  • For how many villas, the water tank is leaking? (seriously not kidding - ask this!)
  • They promised a bore well for every individual villa. How many of them have water?
  • The very first villas from the first phase were built with quality materials. Why was the quality degraded in phase two? (like Godrej locks were replaced by un-branded locks; fly ash bricks instead of clay bricks; etc) What will be quality of the materials used in the apartments? Still worse?
  • Is it true that if you hit a big nail in the wall, the entire wall tends to shake? An engineer reported that the walls are not watered properly after cementing. Is that a fact?


Oh yeah! there are still a lot of them. If you are really interested in knowing the facts, just knock the doors of the residents and ask them. You will get more stories.

Warm Greetings.

This is Pranav. On behalf of my brother I booked a Villa in Palm.

Initially I was told the villa will be delivered in 8 months period. But I took delivery after 11 months. Definitely there was a delay of 3 months. Except time delay I don't find any quality issues or any problems in the building/township.

Generally the people in RWD are very committed. Even few extra works I requested was done to my utmost satisfaction.

I know all top builders in Chennai. In one case at the time of taking delivery of my unit I was shocked by the final bill raised by the builder. Apart from the Basic Cost he charged me for Escalation charges, Sale tax, Service Tax,Interest for the late payment, STP etc., etc., Though I managed with my influence it was an very bad experience to me.

But I didn't have such an experience here.

Be cool !! even if you have any quality problem you contact the concerned department and get it solved.

Dear Srinivasan/Pranav,

You are lucky to have it delivered in 8 months. There are cases where the villa was delivered after a delay of one whole year!

Also check with other villas. Most of the villas have the problem with water tanks - they are leaking. Its not only for the villas, but for the 4-in-1 houses also. I've seen it myself in many houses.

I also own a house in RWD, its not even delivered or fixed any issues yet. Whenever i asked they are saying it will be fixed soon. Even the item which is mentioned an year ago not fixed.

Two weeks back there was no club house/ any other facilities. They set it up fast, because for the Property plus adv and the expected response.

If I were you, I would talk with the existing owners and then find out whether RWD has delivered the projects in time and in the mentioned quality. Also I would randomly talk to as many owners as possible, rather than to the ones pointed by RWD marketing people

I am surprised at Pranavs comment. I too have a house in Palm that is rented out now. All the complaints posted here are very much true. It was a totally frustrating experience as we were out of the country when the construction was going on. When my parents travel to Chennai to look at the status, nothing would have progressed.
We indeed had the water leaking from the overhead tank and number of other problems.
Very bad experience, I must say!

I am tenant in RWD palms, i feel i live in a shit hole, the services so bad that i feel even a jail has better response time.

My advice dplease dont even think about buying a house in RWD.......

Problems are not over yet..... we are runing behind RWD for lots and lots and lots of open issues.... he is not even responding.

Very very poor after sale customer service and also very bad quality of work.
